VALUE BEING POSITIONED | GD™ Engaged at Acquisition
At 10,800 sf, 29 Shrewsbury Drive is one of the most compelling examples of unrealized value in the dataset. Originally listed in 2017 for $5.875M, the property cycled through years of reductions before selling in March 2021 for $4.5M, or roughly $417/sf, below its prior 2011 purchase price of $5.5M. The marketplace viewed it as an older waterfront home in need of renovation. What the market failed to recognize was the estate setting, the Shrewsbury River frontage, and the relationship to neighboring waterfront estates that quietly positioned it within a much higher category of property.
Following acquisition, approximately $200,000 was strategically invested in lighting, kitchen stone, a redesigned fireplace, millwork, paint, hardware, and overall presentation. The objective was never simply to renovate. The objective was to begin converting unrealized value into realized value. Based on current market conditions, the property would likely support a value of approximately $6.9M, or $645/sf. Fully repositioned, with updates to the kitchen, bathrooms, and pool house, comparable waterfront benchmarks of approximately $1,700/sf would place its potential value closer to $18.3M.
